When a permit is required
Permit triggers and exempt work for Randolph
A zoning permit is required for any land development, including: construction of new buildings or structures; structural alteration, enlargement, relocation, or reconstruction of any building; change of use; subdivision of land; excavation, landfill, or any mining.
- Exempt Interior remodeling that does not change the footprint, height, or use of a structure and does not affect structural elements
- Exempt Normal maintenance and repair of existing structures
- Exempt Agricultural structures used directly for farming operations (owner must notify Zoning Administrator in writing before construction)
- Exempt Public utility lines and related structures
- Exempt Accessory structures below certain size thresholds (confirm specific square footage with Randolph Zoning office)

Application process
Typical processing: 30 days from receipt of a complete application
- 01 Determine whether a zoning permit is required by consulting the Zoning Administrator or using the town website.
- 02 Download the current zoning permit application form from the town website (forms updated annually; look for current year prefix in the upper right corner).
- 03 Complete the application fully. A sketch of the proposed work is required; include it on the form or as an attachment.
- 04 Contact the Zoning office or email zoning@randolphvt.org if you need assistance or to schedule an appointment.
- 05 Submit completed application with applicable fee in person or electronically to the Zoning Administrator.
- 06 Depending on project scope, additional state permit applications may be required; use the ANR Permit Navigator to identify all required state permits.
- 07 The town has 30 days from receipt of a complete application to issue or deny the permit.
- 08 Once issued, post permit visibly on the property before commencing work.
- 09 After completion, contact the Zoning office to close out the permit; a Certificate of Compliance may be required.
