When a permit is required
Permit triggers and exempt work for Fairlee
No land development may commence without a Zoning Permit duly issued by the Zoning Administrator. Land development includes: division of parcels; construction, reconstruction, conversion, structural alteration, relocation, or enlargement of any building or structure; mining, excavation, or landfill; any change in use of any building, structure, or land.
- Exempt Removable items installed by utility providers, fuel distributors, and consumer communications providers
- Exempt Temporary structures such as event tents, farmers market and flea market stalls, event signage, and project office trailers
- Exempt Agricultural structures and activities meeting Vermont agricultural exemption criteria (written notification to Zoning Administrator required)

Application process
Typical processing: 30 days from receipt of a complete application (Vermont statute requirement)
- 01 Determine whether a Zoning Permit is required. Contact the Zoning Office at (802) 333-4363 ext. 3 or visit https://fairleevt.gov/zoning.
- 02 Download the applicable permit application from https://fairleevt.gov/permits.
- 03 Complete the application; include a site plan showing property boundaries, setbacks, and the scope of work.
- 04 Submit the completed application with applicable fees in person at the Town Office (75 Town Common Road) or by mail to P.O. Box 95, Fairlee, VT 05045.
- 05 The Zoning Administrator reviews the application for conformance with the Fairlee Zoning Regulations.
- 06 Upon approval, permit is issued. Post permit on property before commencing work.
- 07 For commercial/public buildings, obtain DFS state construction permit concurrently.
- 08 For developments potentially subject to Act 250, consult https://act250.vermont.gov/.
