When a permit is required
Permit triggers and exempt work for Fairfax
New construction, additions, alterations, demolition, change of use, signs, and subdivision require a local zoning permit.

Application process

- 01 Contact the Zoning Administrator (Amber Soter) through the Planning and Zoning page at https://fairfax-vt.gov/departments/planning___zoning/index.php.
- 02 Obtain the zoning permit application from the Town Office or online.
- 03 Complete the application with required information, site plan, and building plans.
- 04 Submit completed application with fees to the Planning and Zoning Office.
- 05 Zoning Administrator reviews for compliance with the Fairfax Development Regulations (adopted March 2022).
- 06 If DRB review is required, applicant is scheduled for a hearing. DRB meets the 2nd and 4th Tuesday of each month at 7:00 PM. Planning Commission meets the 1st and 3rd Tuesday of each month at 7:00 PM.
- 07 Permit issued upon approval.
- 08 For state-regulated structures, apply to DFS. Note: Under Fairfax's municipal inspection agreement, the local office enforces code for qualifying structures in coordination with DFS.
- 09 Schedule inspections and obtain Certificate of Compliance. Certificate of Compliance fee: $100 (rush fee: $15 additional).
