Permit triggers and exempt work for Oakley
Oakley requires a building permit for construction, enlargement, alteration, repair, movement, improvement, removal, conversion, or demolition of any building or structure.

- Exempt Fence 6 feet or less in height

- Exempt Water tank supported directly on grade with capacity of 5,000 gallons or less
- Exempt Platform, walk, or driveway not more than 30 inches above grade
- Exempt Painting, papering, and similar finish work
- Exempt Temporary motion picture, television, and theater stage sets and scenery
- Exempt Window awning supported by an exterior wall
- Exempt Prefabricated swimming pool with 5,000 gallon capacity or less

- Utility inspections, septic permit approval, well documentation, HOA approval, road encroachment permit, and possible engineering studies as applicable
- Building code
- Oakley packet refers applicants to demonstrate compliance with the current Uniform Building Code language, but Utah currently applies the Utah State Construction Code based on the 2021 IBC, 2021 IRC, and 2021 IEBC plus state-adopted companion codes. Application process
Application → plan check → issuance → inspection → final
- 01 Review Oakley's Building Permit Application Instructions and gather all required plans, calculations, and outside approvals.
- 02 Submit the building permit application with the $50 application fee and all required documents.
- 03 Oakley reviews the package for completeness and forwards it to the appropriate departments for review.
- 04 Obtain all departmental approvals, including fire and any utility, septic, well, HOA, or encroachment approvals that apply.
- 05 Oakley notifies the applicant when the permit is ready.
- 06 Pay permit fees at issuance; additional engineering review invoices may be billed separately.
- 07 Schedule required inspections with the city and complete final inspection for certificate of occupancy.
