When a permit is required
Permit triggers and exempt work for Cherry Hill Township
A building permit is required for all construction work except ordinary repairs and minor work as defined by NJ UCC.
- Exempt Ordinary repairs as defined by NJAC 5:23-2.7 (painting, wallpapering, replacement glass, interior trim, flooring material under 25% of room area)
- Exempt Minor work as defined by NJAC 5:23-2.17A (porches/stoops without roof support, interior alterations without structural changes)
- Exempt Garden-type utility sheds 200 sq ft or less, 10 feet or less in height, without utility connections
- Exempt Fences 6 feet or less in height (except pool barriers)
- Exempt Temporary structures under 120 sq ft for less than 180 days
Note: Minor work requires a permit, but work may proceed before permit issuance. Confirm edge cases with Code Enforcement Department before proceeding.
- Completed NJ DCA permit application forms (F100 and applicable subcodes)
- Construction prints: 2 sets for residential, 3 sets for commercial
- Zoning approval (if applicable)
- Property survey showing existing and proposed structures
- Proof of contractor registration with NJ Division of Consumer Affairs
- Building code
- NJ Uniform Construction Code (UCC) per NJAC 5:23
- Permit validity
- 12 months from the date of last inspection if work is started.
- Owner-builder
- Owner-builders may perform work on single-family dwellings; residential plans do not need to be professionally drawn.
- Contractor requirements
- All contractors must be registered with NJ Division of Consumer Affairs and provide proof of registration with permit application.

Application process
Typical processing: Up to 20 business days depending on project volume and complexity.
- 01 Obtain Zoning Permit approval from Zoning Department if required for the project.
- 02 Complete NJ DCA Construction Permit Application (Form F100).
- 03 Complete applicable subcode technical sections: Building (F110), Electrical (F120), Plumbing (F130), Fire (F140).
- 04 Prepare required construction plans and documentation.
- 05 For commercial projects, contact Code Enforcement to determine if Subdivision and Land Development Ordinance (SALDO) review is required.
- 06 Submit application by mail to 820 Mercer Street, Construction Office, Cherry Hill, NJ 08002 or in-person at Room 205 of the Municipal Building.
- 07 Code Enforcement reviews application; plan review period is up to 20 business days depending on volume and complexity.
