When a permit is required
Permit triggers and exempt work for Trinidad
Trinidad states that many types of structures and development require a building permit, and many also require Design Review and or a Coastal Development Permit. Projects within 50 feet of a bluff edge or in or near environmentally sensitive or unstable areas are especially likely to need City planning approval in addition to the building permit.
- Exempt Accessory structures less than 120 square feet and 15 feet in height are generally exempt from permit requirements
- Exempt Fences up to 6 feet high along interior rear and side property lines are generally exempt from zoning setback and building permit requirements
- Exempt Fences up to 4 feet high along front or street-side property lines are generally exempt from zoning setback and building permit requirements
Note: Otherwise exempt small accessory structures may still need review if they are within 50 feet of a bluff edge or in or near other sensitive areas. Such structures and other impervious surfaces generally cannot be placed on top of onsite wastewater treatment system components. Separate planning, coastal, stormwater, environmental health, or grading requirements may still apply.

- Trinidad expects contractors doing work in the city to hold appropriate contractor license class information, and the City's business-license page says contractors providing services in Trinidad need a City business license.
Application process
Typical processing: Small projects such as reroofs or new electrical service can be issued within about one week. Larger typical projects usually take two to three months. Planning permits generally take at least 10 weeks from a complete application.
- 01 Confirm whether the project also needs City planning approvals first. Trinidad states that many building projects also require Coastal Development Permit and or Design Review, and planning approval must be completed before the building permit is issued.
- 02 Submit at least a project description and plot plan to the Building Official for review. Complete construction plans are often submitted at this stage but are not always required initially.
- 03 The Building Official performs a preliminary investigation for site suitability and other permit requirements, and application fees are collected.
- 04 Coordinate a pre-site inspection so the Building Official can verify site conditions and the plot plan.
- 05 After the plot plan is complete and construction plans are received, the City sends referrals to other reviewers as needed.
- 06 Construction plans are reviewed for compliance with state building codes, and revisions may be required.
- 07 After referrals clear and plans are approved, the permit is issued and final plan-check and issuance fees are collected.
- 08 During construction, complete required inspections until final approval.
