When a permit is required
Permit triggers and exempt work for Jupiter Island
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or perform regulated trade work must first apply to the building official and obtain the required permit.
Note: Jupiter Island's permit materials do not expose a standalone permit exemptions handout on public pages. The town's permit page directs applicants to FBC section 105.2 and the Building Department for project-specific guidance. Additional restrictions in public records and additional permits from water management districts, state agencies, or federal agencies may still apply.

- Permit validity
- Permit is valid for 18 months from issuance, becomes null and void if work is not commenced within 6 months or is suspended or abandoned for 6 months, and is considered suspended or abandoned if it does not pass an inspection within 180 days.
Application process
Application → plan check → issuance → inspection → final
- 01 Confirm the property is within Jupiter Island town limits.
- 02 Review the town's permit forms and identify whether Development Review Board approval is required before permit processing.
- 03 Prepare the permit application, project description, plans, and supporting documents.
- 04 Submit one paper set of plans and, for larger projects, a digital copy as directed on the town's permit application.
- 05 Pay the permit fee and Florida surcharges calculated from the stated construction value.
- 06 Complete required inspections through the Building Department.
- 07 Before final closeout, satisfy any Certificate of Occupancy or Certificate of Completion checklist items, including final cost certification and any utility or right-of-way signoffs if applicable.

Effective 2025
Final construction cost certification can trigger additional permit fees using the same 1.5% town permit fee plus 2.5% surcharges formula.
