Permit triggers and exempt work for Ione

Note: Permit exemptions do not authorize work that violates the building code, zoning rules, fire rules, or any other law. - The City of Ione housing element states that Ione has adopted and enforces the 2022 California Building Standards Code without local amendments.
- Permit validity
- Based on the city's statement that it applies the 2022 California Building Standards Code without local amendments, permit expiration appears to follow 2022 California Residential Code Section R105.5.1: a permit becomes invalid unless work starts within 12 months after issuance, or if work is suspended or abandoned for 2 months after commencement; written extensions of up to 180 days each may be granted.
- Owner-builder

Application process

- 01 Confirm the project is in the incorporated City of Ione and contact the Building Department at building@ione-ca.com or (209) 274-2412 if you need submittal guidance before applying.
- 02 Complete the City of Ione building permit application. The form asks for owner, applicant, contractor, project address, APN, scope, valuation, square footage, and design professional information.
- 03 Assemble the required plans and supporting documents. The city's checklist calls for the signed application and city fees, then project-specific plan sets such as site, floor, elevation, architectural, structural, mechanical, electrical, plumbing, truss, grading and drainage, and Title 24 energy documents depending on scope.
- 04 Submit the package to the city. The instructions say permit application packets must be submitted as a single PDF by email to building@ione-ca.com or as hard copies in person at City Hall.
- 05 Pay the plan check deposit and other required fees. The permit submittal instructions say the application indicates the amount due for the initial plan check deposit.
- 06 Respond to any plan review comments and provide revised documents if requested.
- 07 After permit issuance, keep the permit information available on site and request inspections as the job progresses by emailing building@ione-ca.com or calling (209) 274-2412.
