Application Process

  1. Determine whether a zoning permit is required. No land development may commence without a duly issued Zoning Permit. Contact Zoning Administrator Dennis Marquise at (802) 222-4727 ext. 215 or zoning@bradfordvt.gov.
  2. Download the Zoning Permit application from: https://www.bradford-vt.us/how_do_i_/permits_and_forms.php
  3. Complete the application fully; include a site plan or sketch showing property boundaries, setbacks, and the proposed work.
  4. Submit the completed application with applicable fees to the Zoning office at 172 Main Street (1st floor) in person or by mail to P.O. Box 339.
  5. The Zoning Administrator will review the application for conformance with the 2025 Bradford Zoning Bylaws.
  6. Applications for conditional uses, variances, or subdivisions require Development Review Board (DRB) approval in addition to the Zoning Administrator's review.
  7. If DRB review is required, the applicant will be notified of the hearing schedule.
  8. Upon approval, the permit is issued. Post the permit on the property before commencing work.
  9. For state-regulated construction (commercial, public buildings), simultaneously obtain a DFS state permit.

Any land development as defined by Vermont statute: construction, reconstruction, conversion, structural alteration, relocation, or enlargement of any building or structure; any mining, excavation, or landfill; any change of use of any building, structure, or land; subdivision of land into two or more parcels. A zoning permit is required before any such work commences.
