Application Process

  1. Contact the Zoning Administrator (Amber Soter) through the Planning and Zoning page at https://fairfax-vt.gov/departments/planning___zoning/index.php.
  2. Obtain the zoning permit application from the Town Office or online.
  3. Complete the application with required information, site plan, and building plans.
  4. Submit completed application with fees to the Planning and Zoning Office.
  5. Zoning Administrator reviews for compliance with the Fairfax Development Regulations (adopted March 2022).
  6. If DRB review is required, applicant is scheduled for a hearing. DRB meets the 2nd and 4th Tuesday of each month at 7:00 PM. Planning Commission meets the 1st and 3rd Tuesday of each month at 7:00 PM.

  8. For state-regulated structures, apply to DFS. Note: Under Fairfax's municipal inspection agreement, the local office enforces code for qualifying structures in coordination with DFS.
