When a permit is required
Permit triggers and exempt work for Kanab
Any work listed in Kanab City General Ordinance Section 10-600; includes new construction, additions, remodels, structural alterations, accessory structures, pools, and other regulated work.
- Exempt Detached accessory structures (including sheds and playhouses) not used for human occupancy or storage of hazardous materials, up to 200 square feet floor area
- Exempt Fences not over 7 feet high
- Exempt Retaining walls not over 4 feet high measured from bottom of footing to top of wall and not supporting a surcharge or impounding Class I, II, or III-A liquids
- Exempt One-story detached accessory structures used as tool and storage sheds, playhouses, and similar uses with a projected roof area not exceeding 120 square feet
- Exempt Painting, papering, tiling, carpeting, cabinets, counter tops, and similar finish work
- Exempt Temporary motion picture, TV, and theater stage sets and scenery
- Exempt Window awnings supported by an exterior wall that do not project more than 54 inches from the exterior wall and do not require additional support
- Exempt Prefabricated swimming pools accessory to a single-family dwelling, above-grade, if the pool volume is not greater than 5,000 gallons and is less than 24 inches deep

- Permit validity
- Permits are valid for 180 days from issuance; work must commence within 180 days or the permit expires; if construction has commenced and at least one inspection has occurred within the initial 180 days, a 180-day extension may be applied for by paying an extension fee.
- Owner-builder
- Owner-builder certification required when no licensed contractor is listed; pursuant to Utah State Code 55-55-305, a property owner is exempt from licensure and may perform construction work subject to stated circumstances and limitations; token compensation is allowed; compensation that reflects fair market value is not allowed under owner-builder status.
- Contractor requirements
- Utah DOPL contractor license required; Kanab City account in City Inspect also required.
Application process
Typical processing: Up to 14 business days from receipt of a complete application
- 01 Review the building permit packet applicable to your project type (residential or commercial) on the Building Department page or pick up a packet at the office.
- 02 Create a Kanab City account on City Inspect; even current City Inspect users from other jurisdictions must register separately.
- 03 Complete and submit the permit application online through City Inspect, including all required attachments.
- 04 Review period begins once a complete application is received; review takes up to 14 business days.
- 05 When review is complete, an email is sent to the applicant with required fee(s) to be paid; fees must be paid within 30 days or the permit is closed.
- 06 Pay fees online through City Inspect using eCheck or credit card; a 3% credit card fee applies to amounts of $10,000 and above.
- 07 Once payment is received, the permit is issued; work must commence within 180 days.
- 08 Schedule required construction inspections by calling 435-644-2534 with at least 24 hours notice; inspections are scheduled within 3 business days of the request.
