When a permit is required
Permit triggers and exempt work for Big Water
Building and land use activity regulated by the town's zoning ordinance and adopted building codes; the Zoning Administrator issues Permitted Use permits; the Planning Commission handles Conditional Use permits.
Note: Default Utah-adopted IRC R105.2 / IBC 105.2 exemptions apply; verify all exempt work with the Zoning Administrator before proceeding without a permit.
- Permit application
- Site plan
- Construction drawings
- Compliance documentation for zoning, building code, and health codes
- Engineering where required
- Building code
- Town's municipal code references the adopted Building Code as the standard for permit issuance; statewide Utah 2021 codes (2021 IBC, 2021 IRC, 2020 NEC, etc.) apply as baseline; confirm any local amendments with town. Note on federal land proximity: Properties adjacent to or within Glen Canyon NRA boundaries are outside town jurisdiction; federal projects on NRA land require National Park Service permitting, not local building permits.
- Permit validity
- Default Utah-adopted 180-day standard likely applies.
- Owner-builder
- Utah owner-builder rules apply; confirm specific requirements with town.
- Contractor requirements
- Utah DOPL contractor license required.
