When a permit is required
Permit triggers and exempt work for Juab County
A building permit is required for any construction, enlargement, alteration, repair, movement, demolition, or change of use of any building or structure in unincorporated Juab County. Detached accessory structures (sheds, tool storage, playhouses) with a floor area of 200 square feet or less are exempt.
- Exempt One-story detached accessory structures (sheds, tool storage, playhouses, and similar uses) with a floor area of 200 square feet or less
- Exempt Fences not over 7 feet high
- Exempt Retaining walls not over 4 feet in height measured from the bottom of the footing where the wall is not supporting a surcharge or not adjacent to a public way
- Exempt Ordinary repairs that do not involve structural changes or alterations to the building
- Exempt Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work
- Exempt Prefabricated swimming pools that are less than 24 inches deep and not installed in the ground
- Exempt Agricultural buildings used exclusively for agricultural purposes (not for human occupancy) may qualify for exemption; contact the Zoning Administrator to confirm
Note: Even if a building permit is not required, electrical, plumbing, or mechanical permits may still be required when that regulated work is included. Any structure with utilities requires applicable trade permits regardless of size. Verify with the Planning and Zoning office before treating any work as fully exempt.

- Utah statewide owner-builder exemption applies. The county registers the owner-builder with DOPL when the building permit is issued. Owner-builders assume full responsibility and liability for all regulated work.
- Contractor requirements
- Utah DOPL state contractor license required for any regulated work valued at $3,000 or more. Trade contractors (electrical, plumbing, HVAC) must hold applicable Utah specialty licenses.
