When a permit is required
Permit triggers and exempt work for Lometa
Permits and zoning requests have been required since 2019. Permits required for fences, carports, storage sheds, remodels, new construction, driveways, and other work requiring review and inspections.
- Residential application requires plans and supporting documents, and for valuations above $2,000 requires two paper plan sets
- Residential submittal checklist includes legal lot status, floodplain status, plot plan, foundation plans, floor plan, doors and windows, smoke detectors, framing, plumbing, electrical, mechanical, water and sewer tap application if applicable, driveway application if applicable, and REScheck
- Commercial application requires two paper copies plus one PDF digital copy, including site and civil drawings, code data, structural and foundation plans, floor plans, fire extinguisher plan, COMcheck, plumbing, electrical, mechanical, parking, landscaping, and driveway and utility documents as applicable
- Building code
- Current adopted version of the International Residential Code and the International Building Code (specific edition not identified in public materials)
- Owner-builder
- Owners doing work on their own property without subcontractors must still comply with all zoning and building regulations but only require a basic permit and fee.
- Contractor requirements
- Additional charges apply when review and inspections involve general contractors or trade contractors such as electrical, plumbing, and HVAC.
Application process
Typical processing: Written comments and notifications within 10 business days.
- 01 Determine whether the project needs zoning approval and a permit; the city requires both zoning requests and permits since 2019.
- 02 Download the residential, commercial, or driveway permit form from the city permit page, or obtain paper copies from City Hall.
- 03 Submit the completed permit application and supporting documents to City Hall or by email. Incomplete applications will be denied.
- 04 For residential projects with valuation above $2,000, submit two paper plan sets and supporting documents. Commercial applications require two paper copies plus one PDF digital copy.
- 05 Pay the base permit and any additional review and inspection charges. Plan review fees are due at submittal and remaining fees are due at permit issuance.
- 06 The application will receive written comments and notifications of requirements within 10 business days.
- 07 Schedule required inspections by phone. Driveway inspections must be scheduled at least 24 hours in advance.
