When a permit is required
Permit triggers and exempt work for Lakeside City
A permit is required for all construction as defined by Article 3.02. That definition includes ground-up construction, alteration, enlargement, repair, equipment installation, demolition, and plumbing, electrical, or mechanical system work. All swimming pools and lawn irrigation systems require permits.
- Exempt Outbuildings less than 400 square feet do not require a permit unless a foundation slab is laid
Note: If electrical or plumbing work is done to an exempt outbuilding, a permit is still required. No broader public exempt-work list was identified.
- Building plans
- Site design
- Elevation certification
- Appropriate licenses
- Proof of insurance coverage
- Building code
- 2012 International Building Code; 2012 International Plumbing Code; 2011 National Electrical Code; and other codes referred to in those adopted codes
- Permit validity
- Permits are issued for a 6-month period. A new permit is required after 6 months.
- Owner-builder
- Property owners residing on the property or who will reside on the property and doing all construction are exempt from the liability-insurance requirement. Similar owner-occupant exemptions appear for electrical and plumbing licensing, but city inspection and approval still apply.
- Contractor requirements
- Applicants must provide proof of insurance. Electrical work requires a master electrical license from a town or municipality reciprocating with Lakeside City. Plumbing work requires the appropriate license before work starts.
