When a permit is required
Permit triggers and exempt work for Plain Township
Plain Township requires a zoning permit before beginning new construction projects and requires a site plan with the application. Permits must be issued before work begins. All commercial building tenants must obtain a Certificate of Conformance Permit before beginning business use.
- Zoning application
- Site plan
- For new homes: official house number slip, sewer or septic approval, driveway permit, and full construction plans
- For commercial work: two site plans, two full plan sets, and regional planning approval where required
- Building code
- Plain Township relies on Stark County Building Inspection for building-code enforcement. Stark County applies the 2019 Residential Code of Ohio, 2024 Ohio Building Code, and related current state codes.
- Owner-builder
- The property owner remains responsible for compliance, even if a contractor is hired. Clarify with contractors who is responsible for obtaining permits.
- Contractor requirements
- Plain Township's public zoning materials do not publish a local contractor registration program. County building permits and Ohio state trade licensing rules still apply where relevant.
