When a permit is required
Permit triggers and exempt work for Lincolnton
Building permits are required for construction, additions, alterations, renovations, accessory buildings, pools, piers, demolitions, and trade work. City zoning approval is required first for sites in Lincolnton.
- Exempt Work costing $40,000 or less in a single-family residence, farm building, or commercial building when it does not involve load-bearing work, design changes to plumbing, additions or design changes to HVAC or electrical work, non-code materials, new roofing, or fire code regulated changes
- Exempt Replacement of windows, doors, exterior siding, or porch and deck pickets, railings, stair treads, and decking when the work otherwise stays within the North Carolina statutory exemption
- Exempt One- or two-family dwelling water heater replacement when the statutory same-kind licensed-installer conditions are met
Note: Very minor city zoning items should be verified with city staff, but building permit exemptions still follow North Carolina statute.
