When a permit is required
Permit triggers and exempt work for Stoughton
A building permit is required for all construction within the Town of Stoughton.
- Exempt One-story detached accessory structures with floor area 120 square feet or less
- Exempt Fences not exceeding 7 feet in height
- Exempt Retaining walls not more than 4 feet in height (measured from bottom of footing), unless retaining surcharge or impounding liquid
- Exempt Water tanks supported directly on grade, not exceeding 5,000 gallons, with a height-to-diameter ratio of 2:1 or less
- Exempt Sidewalks and driveways not more than 30 inches above adjacent grade and not over any basement or story below
- Exempt Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work
- Exempt Residential accessory above-ground swimming pools less than 24 inches deep, less than 5,000 gallons, and not permanently connected to any structure
- Exempt Window awnings supported by an exterior wall projecting no more than 54 inches from the wall
Note: Statewide 780 CMR 105.2 exemptions apply. NOTE: Stoughton's bylaws require a separate use permit for changes in use or lot coverage even when a building permit might otherwise be exempt. Contact Jack Erickson at jerickson@stoughton-ma.gov with exemption questions.

Plot plan required for new construction, additions, and any work affecting building footprint or lot coverage. Zoning permit (from Building Inspector as Zoning Officer) required in addition to building permit for changes to use or lot coverage. It is unlawful to change use, extend, or displace the use of any building, structure, or lot without a use permit from Building Inspector.

- 10 Download and print permit; post on site before commencing work.
- 11 Schedule required inspections by calling Building Department main line at 781-344-6070, or contact trade inspectors directly during morning window (8:00--9:00 AM, Mon--Thu).
