Town of Brooks

Brooks requires town permit submission for its listed permit categories, including demolition, residential building, and commercial building applications. The application form states town approval is followed by a Fayette County building permit for building work.

Note: Brooks does not publish a separate local exemption list on its permit page reviewed here. For the actual county-issued building permit, Brooks points applicants to Fayette County requirements and inspections. Common county exemptions that still matter after Brooks approval include small detached accessory structures without electrical, low fences, sidewalks and driveways, and minor finish work under Fayette County's residential exemption sheet.

Building code

Brooks performs zoning and plan review under town ordinances, while the actual building permit and inspections are handled by Fayette County under Georgia state minimum construction codes and Fayette County permit requirements.

Permit validity

Brooks does not publish a separate town expiration rule on the application page reviewed here. After Brooks approval, the Fayette County-issued permit follows county validity rules.

Owner-builder

The Brooks form requires the signer to certify a legal right to apply and authorize entry for inspection. Owner-builder treatment for the actual building permit follows Fayette County rules if the owner applies to the county directly.

Contractor requirements

Brooks requires a copy of the State of Georgia builders license with the application. The county will not issue the actual building permit to an unlicensed contractor.

   Download the Brooks permit application from the town permit page. Brooks requires all permits to be submitted to the Town of Brooks in person at 961 Highway 85 Connector or by U.S. mail to PO Box 96, Brooks, GA 30205.

   Submit the town application package with the required copies, ownership information, contractor license copy, site plan, plans, and fee. Brooks requires applicants to certify they have read the town zoning ordinance before applying.

   Receive Brooks approval from the Zoning Administrator. The town page states that Brooks permit items 1, 2, and 3 require a Fayette County building permit after town approval.
4. 04
   Upload the approved town package and any additional required county documents to Fayette County through SAGES and apply for the county permit.
5. 05
   Pay Fayette County fees and obtain the county-issued permit before starting work.
6. 06
   Schedule inspections through Fayette County until final approval.
