City of Avondale Estates

Required for construction, enlargement, alteration, repair, moving, demolition, occupancy changes, repairs/maintenance costing $300 or more, roofing or structural work, zoning-affecting changes, land disturbance, historic district work, and activities affecting sidewalks, streets, or ROW.

Note: No concise exemption list is posted on the current building permit page. The city expressly notes that fences, driveways, plumbing, and HVAC systems require permits. Confirm all minor work directly with city staff before proceeding.

Building code

Georgia State Minimum Standard Codes administered locally by Avondale Estates, with zoning, stormwater, historic, and local code overlays.

Permit validity

Component permit packet states permits expire if no activity takes place for six consecutive months and all work must be completed within one year from issuance.

Owner-builder

Homeowner as Contractor Affidavit is required for residential owner-builders.

Contractor requirements

Permits are issued only to licensed contractors. Contractor registration requires contractor affidavit, business license, state trade license if applicable, and supporting identification.
