When a permit is required
Permit triggers and exempt work for Zephyrhills
Permits are required for erection, construction, alteration, or repair of a building or structure and for electrical, gas, mechanical, or plumbing systems unless exempted in writing by the Building Official. Sheds and similar outbuildings also require permits.
Note: All construction needs to be permitted unless exempted in writing by the Building Official. Applicants should confirm any claimed exemption directly with the department.

- A request for extension must be made before six months from the issue date. Only one 90-day extension is granted, with a processing fee.

- Authorized agents or powers of attorney with notarized letters permitted where applicable. Owner-builder filings follow Florida owner-builder rules.
- Contractor requirements
- The city maintains contractor-license data and publishes contractor certificate requirements, including state license information, business tax receipt, workers compensation, general liability naming the city as certificate holder, and authorization-letter requirements.

Application process
Typical processing: Standard review period; inspections called before 7:00 a.m. will be scheduled the same day.
- 01 Confirm the parcel is within Zephyrhills city limits.
- 02 Use the city's permit application page and permitting-requirements materials to gather the application, signatures, plans, and supporting documents.
- 03 Apply through the city portal or submit the hard-copy application at the Building Department.
