When a permit is required
Permit triggers and exempt work for San Antonio
Two permit-review tracks available: same-day permits and extensive-review permits. Same-day permits: doors and windows, A/C upgrades or replacement, roofing, electrical, plumbing, and security/fire system permits. Extensive-review permits: fencing, add-on structures such as garages, screen enclosures, pole barns and sheds, new residences and commercial buildings, pools and enclosures, permanent signs, permanent-structure demolition, and irrigation.
Note: San Antonio runs a city approval step before Dade City issuance. Applicants should confirm exemptions with both San Antonio and Dade City before proceeding without a permit.

Application process

- 01 Complete the Dade City Building Permit Application.
- 02 For extensive-review projects, prepare the required site plan and drainage plan; the drainage plan must be drafted by a licensed engineer or surveyor when required.
- 03 Email the application and supporting documents to assistant@sanantonioflorida.org or drop them off at City Hall.
- 04 For same-day permit types, obtain the city's zoning permit approval letter after payment of the same-day review fee.
- 05 For extensive-review permit types, the Building and Zoning Commissioner reviews the submittal, and the city engineer also reviews it where required; after approval, obtain the zoning permit approval letter and pay the applicable review fee.
- 06 Take the original application, supporting documents, and San Antonio zoning permit approval letter to Dade City Building Department for building permit issuance and inspection scheduling.
- 07 For projects requiring a certificate of occupancy from Dade City, obtain a signed Certificate of Final Review from the City of San Antonio.
