When a permit is required
Permit triggers and exempt work for Estero
Building permits are required to construct, alter, repair, move, or demolish a building or structure and for changes of occupancy within the Village of Estero. Also required for installation, alteration, repair, removal, conversion, or replacement of regulated electrical, gas, mechanical, or plumbing systems.
- Exempt Certain low-voltage systems
- Exempt 100 square feet or less of drywall in a 12-month period where no fire separation is involved
- Exempt Small garden or yard trellises under stated size limits

Application process

- 01 Review Village permit requirements and determine if your work requires a permit.
- 02 Check the Do I Need a Permit page and online forms for scope-of-work guidance.
- 03 Prepare application materials including site plans, construction documents, and any required affidavits.
- 04 Create registered portal credentials to access the Gov-Easy system (portal conversion completed September 9, 2024).
- 05 Submit permit application and documents through Gov-Easy portal.
- 06 Pay required fees.
- 07 Village staff reviews for compliance with building and zoning requirements and Florida law.
- 08 If substantial-damage or substantial-improvement work is applicable, submit required affidavit or package.
- 09 If floodplain review applies, comply with Village floodplain requirements.
- 10 Respond to plan-review comments and resubmit documents if required.
- 11 Request inspections and track permit status through Inkforce or online forms.
- 12 Pass required inspections.
- 13 Once all inspections pass and fees are cleared, request certificate of completion or certificate of occupancy through online forms.
