City of Sebastian

Sebastian's building department provides plan review, permitting, and inspection services to ensure compliance with state and local codes.

Note: Applicants should confirm Florida code exemptions with the city and still verify local zoning or planning triggers. I did not verify a dedicated Sebastian exemption handout on the public pages reviewed.

Building code

2023 Florida Building Code, 8th Edition, effective December 31, 2023. City publishes ultimate wind speeds: 150 mph Risk Category I, 160 mph Risk Category II, 170 mph Risk Categories III and IV.

Owner-builder

Owner-builder permits may use MGO, but the initial application must be filed in person at the building department.

Contractor requirements

State certified contractors required; Florida contractor licensing rules apply.

   Confirm the property is within Sebastian city limits.

   Create or use an MGO account and choose the Sebastian jurisdiction.

   Submit the application and PDF plans/documents through MGO, or email them to permits@cityofsebastian.org.

   If applying as an owner-builder, submit the initial application in person at the building department as required by the city.

   Pay fees through MGO, in person, or by card authorization.
6. 06
   Schedule inspections through MGO at least one day in advance.
7. 07
   Obtain final approval before occupancy or use.
