Neptune Beach publishes a broad permit-trigger list including new construction and remodeling, decks, patios, driveways, electrical work, fences, gas piping, HVAC, plumbing including water-heater replacement, tree removal or pruning, roofing, signs, sheds, pools, windows, garage doors, and right-of-way work.

Building code

Florida Building Code applies statewide. Neptune Beach expressly requires permit applicants to document compliance with 130 mph wind code for building permits and administers local regulations through the Building and Zoning Department.

Contractor requirements

Contractor registration required. Must provide current state certified or registered contractor license or other qualifying license, current business tax receipt for the city and/or county where the business is located, liability insurance naming the city as certificate holder, and workers' compensation coverage or exemption.
