Permit triggers and exempt work for Charlotte Court House
A town zoning permit or zoning compliance approval is required before county building permitting inside Charlotte Court House town limits. The town zoning fee schedule covers zoning permits, temporary use permits, special event permits, sign permits, approvals to file certain plats, conditional use permits, variances, zoning ordinance/map/comprehensive plan amendments, and historic district certificates of appropriateness.

- Building code administration remains with Charlotte County under the Virginia Uniform Statewide Building Code (2021 Virginia Construction Code, effective January 18, 2024).
- Owner-builder
- No separate town owner-builder rule applies. County and state rules govern the building permit stage.
- Contractor requirements
- The county building permit stage requires proof of DPOR licensure or a written non-licensure statement before permit issuance.
Application process
Application → plan check → issuance → inspection → final
- 01 Download the town zoning permit application and fee schedule from the town zoning downloads page.
- 02 Complete the application with owner/applicant/contractor contact information, tax map ID, zoning district, historic overlay district status, 911 property address, utility/septic information, structure description, dimensions, and a sketch/site plan.
- 03 Submit to the town office with the $35 zoning permit fee or the applicable fee if the request requires Planning Commission, Board of Zoning Appeals, or historic district review.
- 04 The town will review the application for completeness; incomplete applications will not be processed and applicants will be notified of deficiencies.
- 05 After town zoning approval is received, apply to Charlotte County Building Inspection for the county building permit if the project also requires building-code permitting.
