When a permit is required
Permit triggers and exempt work for Uintah County
Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure; also required for work on any electrical, gas, mechanical, or plumbing system; permit required before work commences.
- Exempt Agricultural buildings that strictly qualify under Utah Code Section 15A-1-204; must be used solely for agricultural use (tilling soil, raising crops, keeping or raising domestic animals) and must be not for human occupancy; submit an Agricultural Use Exemption Application if claiming this exemption.
- Exempt One-story detached accessory structures (tool sheds, playhouses, and similar) with floor area not exceeding 120 square feet.
- Exempt Fences not over 7 feet in height.
- Exempt Retaining walls not over 4 feet in height not supporting a surcharge.
- Exempt Water tanks on grade not exceeding 5,000 gallons capacity.
- Exempt Platforms, walks, and driveways not more than 30 inches above adjacent grade.
- Exempt Painting, papering, tiling, cabinets, counter tops, and similar finish work.
Note: Electrical, mechanical, and plumbing systems installed in any building (including agriculturally exempt buildings) are never exempt from permit requirements. Agricultural building exemptions are frequently misused and the county evaluates each claim individually. The best practice is to contact the Community Development office with complete project details to obtain a written determination before treating any work as exempt.
