When a permit is required
Permit triggers and exempt work for Colorado County
Development permits are required for construction in unincorporated Colorado County. OSSF permits are required for all septic installation or repairs. The county also regulates floodplain development and subdivision-related development. No countywide general building permit program for every residential or commercial structure was found.

- 01 Determine which county approval actually applies. County controls support development/911 addressing permits, floodplain review, OSSF permits, subdivision review, and county road or drainage controls rather than general building permits.
- 02 For a residential or commercial development permit, the property owner completes the county development permit application and provides proof of ownership such as the first page of the deed or a current property tax receipt.
- 03 If floodplain conditions apply, provide any additional floodplain materials required by the county.
- 04 Pay the county permit fee. Residential development permit: $30.00; commercial development permit: $350.00; 911 sign: $10.00; mailed sign: additional $10.00.
- 05 After the county receives completed paperwork and payment, it begins processing the 911 address and/or development permit. The county will issue a confirmation letter for the 911 address and a green permit plaque or sign for development that must remain visible from the road during construction.
- 06 If the project needs an OSSF permit, the landowner must complete the OSSF application, pay the OSSF fee ($250.00 residential; $350.00 commercial), obtain soil and site evaluation work from appropriately licensed professionals, submit design materials, and wait for county approval before construction begins.
- 07 For OSSF work, the installer must request final inspection before covering the system. The county will issue a final permit to operate after successful inspection.
