When a permit is required
Permit triggers and exempt work for Troy
Troy's exempt-work handout states any owner or authorized agent intending to construct, enlarge, alter, repair, move, demolish, or change occupancy of a building or structure, or perform regulated electrical, gas, mechanical, or plumbing work, must apply to the building official and obtain the required permit.
- Exempt One-story detached accessory structures up to 120 square feet
- Exempt Retaining walls not over 4 feet in specified circumstances
- Exempt Certain small water tanks
- Exempt Painting/papering/tiling/carpeting/cabinets/countertops and similar finish work
- Exempt Certain shallow prefabricated pools
- Exempt Certain swings/playground equipment
- Exempt Some awnings
- Exempt Some small detached decks
- Exempt Limited ordinary repairs under electrical, gas, mechanical, and plumbing categories
Note: Troy posts an exempt-work handout using IRC-style exemptions. The handout expressly says exempt work is not authorization to violate code or other laws.
- Permit-specific applications are posted for residential building, commercial building, certificate of occupancy, signs, contractor registration, subdivisions, and more.
- Building code
- Troy's posted exempt-work handout references the 2012 IRC, adopted by the City of Troy effective 9-1-14 and amended 5-12-15. Verify whether Troy has since adopted a newer ICC cycle.
- Permit validity
- A permit becomes null and void if work is not commenced within 180 days, or if work is suspended or abandoned for 180 days. All construction must be completed within 6 months from issuance.
- Contractor requirements
- Troy's contractor registration form states any person providing work for which a Troy permit, inspection, or state license is required must first register with the city.
