When a permit is required
Permit triggers and exempt work for Perrysburg
Perrysburg issues zoning permits for development activity inside city limits. Permit required whenever a fence changes in height, style, or location. All new sheds require a permit. Most new businesses moving into existing space normally need a use permit and often a sign permit. Wood County building permits required for building-code work.
- City zoning permit form
- For historic COA applications: photographs, drawings, material specifications, dimensional plot plan, and elevations
- For Wood County building permits: zoning permit copy, permit application, calculated fees, required drawings, and utility or septic permit information where applicable
- Building code
- Perrysburg zoning administered under City of Perrysburg Codified Ordinances Chapters 1210.01 through 1460.99. Building permits issued through Wood County under Ohio codes; Wood County uses 2024 Ohio Building Code for commercial projects and 2019 Residential Code of Ohio for residential work.
- Permit validity
- Wood County permits expire within one year from issue date if work has not commenced or lacks progress.
- Owner-builder
- Wood County: owner of a single-family dwelling does not need to be registered to personally perform work on premises occupied or to be occupied by that owner, but all permits, inspections, and approvals are still required.
- Contractor requirements
- Perrysburg does not publish a general local contractor-licensing rule. Wood County requires contractor registration for compensated permit work and State of Ohio licensure for electrical, plumbing, heating, and hydronics contractors.
Application process
Application → plan check → issuance → inspection → final
- 01 For most projects, submit the city zoning permit form with property address, contractor, structure type, size, zoning district, valuation, and completion date.
- 02 For new businesses in existing space, a use permit is typically required first; sign permits are commonly required as a second city permit.
- 03 For historic-district work or special approval uses, obtain additional local approvals first (Historic Landmarks Commission approval for signs and exterior alterations; Planning Commission for special approval uses).
- 04 If the project includes building construction or interior remodeling under the building code, submit to Wood County Building Inspection after city zoning approval. Wood County requires a copy of the zoning permit.
- 05 For commercial work, submit fire review materials electronically to aharwell@perrysburgoh.gov per Fire Division construction-document guidance.
- 06 Pay applicable city and county fees and respond to review comments.
- 07 Receive permit and schedule local final inspection for city zoning permits when required and county trade/building inspections.
