When a permit is required
Permit triggers and exempt work for Hamilton
Hamilton states projects requiring permits must not start until the permit is issued and fees are paid; public guidance specifically covers new construction, additions, alterations, repairs, remodeling, trade work, reroofing, pools, signs, demolition, and change-of-occupancy work.
Note: No comprehensive permit-exempt work list was located on Hamilton's current public site. Hamilton does publish work that usually does not require plan review but still requires permits, including reroofing without framing changes, stand-alone trade permits, water heater replacements, furnace or AC replacements, and electric service changes. Verify any claimed exemption directly with Construction Services before starting work.
- Completed application
- Plans and supporting documents as required by project type
- Fire alarm and sprinkler drawings must be prepared by Ohio-certified designers
- Building code
- Hamilton states it regulates work under the codes adopted in Ohio; city guidance distinguishes Residential Code of Ohio for 1, 2, and 3 family work and Ohio building code requirements for other regulated work.
- Permit validity
- Permit approval becomes invalid if work has not started within 12 months of approval. If work starts and is then delayed or suspended for more than 6 months after an inspection, approval becomes invalid. Extensions are available if requested in writing before expiration and fees are paid.
- Owner-builder
- Building permit applications may be submitted by the property owner or anyone the owner authorizes.
- Contractor requirements
- Hamilton requires city registration for contractors pulling permits for electric, HVAC, gas, plumbing, hydronics, and sewer work. Master registration requires the relevant current OCILB state license.
