When a permit is required
Permit triggers and exempt work for Flat Rock
The village charges zoning-compliance fees for single-family dwellings, multifamily and commercial buildings, home additions, garages, detached guest houses, accessory structures, temporary uses, signs, and several discretionary land-use approvals. Building permits are then issued by Henderson County for the building-code-regulated work.
Note: The village fee and forms pages do not publish a consolidated exempt-work list for building permits. Because the village sends building permits to Henderson County, building-permit exemptions should be confirmed directly with the county. The village may have zoning exemptions in its ordinance, but the cited public fee page does not summarize them.

- County building permit application and plans
- Contractor information
- Owner's affidavit if applicable
- Any other outside approvals needed for the parcel

- Permit validity
- No village building-permit expiration rule was found on the cited fee page. County renewals are 25 percent of the original permit fee.
