When a permit is required
Permit triggers and exempt work for Siler City
The town issues zoning, sign or mural, and special use permits only, and zoning permits are required for new construction, expansion, or change of ownership, occupancy, or use. Chatham County issues the actual building and trade permits.
- Exempt A project may still need a Siler City zoning permit even when the state construction-permit exception applies.
- Exempt State building-permit exceptions under G.S. 160D-1110(c) may cover qualifying work of $40,000 or less that does not involve structural, design-change, new roofing, or fire-code-triggering work.
- Exempt Uncovered handicap ramps for single-family and two-family residential uses are exempt from listed local fees.
- Exempt Bona fide farms outside city limits are exempt from certain local planning fees, but county or state permits may still apply depending on scope.
Note: Siler City's public FAQ does not publish a separate local exempt-work list for zoning permits.
