When a permit is required
Permit triggers and exempt work for Alexander County
County planning states zoning permits are required any time a building, sign, or other structure is constructed, moved, extended, enlarged, or structurally altered, with some exceptions.
Note: County pages do not publish a single exhaustive exempt-work list. Zoning page says some exceptions apply and certain farming structures and activities may be exempt from zoning. Owner exemption affidavit is available for qualifying owner-builders under state law.
- Two sets of plans for site-built structures, additions, or remodeling
- Site plan showing property lines, existing and proposed structures, dimensions, and setbacks
- Completed residential permit form details including project address, water/sewer, power company, description of work, estimated cost, square footage, bedrooms, bathrooms, fixtures, stories, basement, garage, carport, porches, heat, electrical service, gas, and contractor information
- Building code
- North Carolina building code and linked 2012 supplement materials; current statewide enforcement is the NC State Building Code under OSFM per requester context
- Permit validity
- County zoning permits expire 6 months after approval if work has not started. The residential permit form says all permits expire 6 months after issuance if work has not commenced, and expire if work stops for 12 months.
- Owner-builder
- Owner exemption affidavit requires the owner to personally superintend and manage the work, be on site regularly, be personally present for inspections unless plans were drawn and sealed by an architect, and occupy the building for 12 months after completion without renting, leasing, or selling it.
- Contractor requirements
- County licensed general contractor form says the contractor must be licensed and active in good standing and references G.S. 87-14. The form also references the Homeowner's Recovery Fund fee for licensed general contractors. User-supplied NC context also applies: statewide GC license required for projects $40,000+.

- 01 Obtain zoning approval from Alexander County Planning and Development.
- 02 If septic or well work is involved, complete the Improvement and Operations Permit with Environmental Health.
