When a permit is required
Permit triggers and exempt work for Edgewood
All structures exceeding 120 sq. ft.; all trade work. Town zoning clearance required prior to CID building permit.
Note: If a parcel associated with an Edgewood address actually lies in Santa Fe County unincorporated territory (outside town limits), Santa Fe County Planning & Zoning fees and procedures apply instead of Edgewood's. The county split creates ambiguity that must be resolved at the parcel level.

- NMAC Title 14 statewide codes apply (14.5.2 residential; 14.7.2 commercial; 2020 NEC; 14.5.4 plumbing; 14.5.5 mechanical; 14.7.9 energy). Edgewood's CZO does not supersede state building codes.
- Permit validity
- CID permits expire if work does not commence within 180 days or is abandoned for 180 consecutive days.
- Owner-builder
- NMAC 14.5.2.18 homeowner's permit provisions apply; same as statewide rules. One permit per primary residence per 12 months. Trade work requires passing CID homeowner exam.
- Contractor requirements
- Contractors must hold current RLD licenses (GB-2 or GB-98) and applicable trade licenses.
Application process
Typical processing: Routine zoning clearance: 2-4 weeks. Projects requiring Commission hearing: 4-8 weeks or longer. CID plan review: 10-30 days. For new residential construction, budget 6-10 weeks minimum from application submission to permit issuance.
- 01 Verify the parcel is within Edgewood town limits using the Edgewood Map at https://www.edgewood-nm.gov/planning-zoning/page/edgewood-map or by contacting the Planning & Zoning Department at (505) 286-4518.
- 02 Determine current zoning classification for the parcel. Edgewood has multiple zoning districts; the 2024 Zoning Ordinance (most current as of this research date) governs permitted uses, conditional uses, setbacks, lot coverage, and height limits.
- 03 Contact the Planning & Zoning Department at (505) 286-4518 or visit 171-A State Highway 344 to discuss the project and obtain the application package.
- 04 Submit a land use / zoning clearance application with site plan, project description, and required supporting documents. Section 40 of the zoning ordinance addresses administrative fees.
- 05 For projects requiring Planning and Zoning Commission review (conditional uses, variances, subdivision plats): attend the Commission hearing. Contact the department for current Commission meeting schedule.
- 06 After receiving town zoning clearance, proceed to CID Albuquerque to apply for the state building permit.
- 07 Submit completed CID application, two sets of construction plans, energy compliance docs, and contractor or owner-builder information. Pay CID plan review fee.
- 08 CID issues building permit. Post at job site.
- 09 Schedule CID inspections. CID inspects all structural, electrical, plumbing, and mechanical work.
- 10 CID issues Certificate of Occupancy upon final inspection approval.
