Permit triggers and exempt work for Eagle Nest

- CID Homeowner's Permit rules under 14.5.2.18 NMAC apply (primary residence only, one per 12 months). Eagle Nest's resort/vacation home character means many properties are not eligible for owner-builder permits.

- Contractors must hold a valid New Mexico CID license.
Application process
Typical processing: One full Planning and Zoning Commission meeting cycle minimum (application to decision). During the summer season (May through September), the commission meets twice per month, reducing wait time. Account for 4 to 6 weeks from initial application to village approval for routine projects. CID permitting adds additional processing time.
- 01 Contact Village Hall at (575) 377-2486 to confirm your property is within Eagle Nest village limits and to discuss the permit application requirements before preparing documents.
- 02 Obtain and complete the Building Permit Application (available at Village Hall).
- 03 Prepare required supporting documents (see General Requirements below).
- 04 Submit the completed application and all documents to Village Hall at least 10 days before the next scheduled Planning and Zoning Commission meeting. Late or incomplete applications will not be considered until the following month or until the application is complete.
- 05 Planning and Zoning Commission reviews the application at its regular meeting (October through April: second Tuesday of each month, 5:30 PM; May through September: second and fourth Tuesday of each month, 5:30 PM). All meetings held in Council Chambers at Village Hall.
- 06 Upon village approval, apply to CID for the New Mexico State Building Permit. CID toll-free: (877) 243-0979; Santa Fe office: (505) 476-4869.
- 07 Post both village and CID permits on the job site.
- 08 Schedule CID inspections as required.
- 09 Obtain Certificate of Occupancy from CID upon completion.
