Permits required to construct, enlarge, repair, renovate, alter, reconstruct, or demolish a structure, or to install/alter equipment (heating, air conditioning, etc.).

• Exempt Ordinary maintenance
• Exempt Emergency repairs (permit must be obtained within 72 hours of commencing work)

Note: Specific guidance: Vinyl siding no permit required; Polypropylene siding permit required. Window replacement no permit if wall framing unchanged and original opening size maintained. Fences no building permit (unless pool barrier) but zoning permit required. Pools permit required if capable of holding 24+ inches of water, 250+ sq ft surface area, or has recirculating filter.

Permit validity

12 months from last inspection. Permits expire if work not started within 12 months of issuance, or if suspended/abandoned for 6 months after beginning.

Contractor requirements

All contractors must be registered with the State of NJ as home improvement contractors for Building Subcode. Plumbers and Electricians must be licensed.
