When a permit is required
Permit triggers and exempt work for Powell County
All new residential structures (intended for private dwelling or sleeping place for one or more people) and all new commercial structures require a building permit in unincorporated Powell County.
- Exempt One-story detached accessory structures (e.g., tool sheds, storage buildings) with floor area less than 200 square feet and height less than 12 feet
- Exempt Additions to existing residential-only buildings for non-habitable storage use (e.g., covered entryway, patio, deck, lean-to)
Note: Even if a structure is exempt from a building permit, other permits may be required, including: land use/zoning compliance, floodplain, plumbing, mechanical, and electrical permits. Work exempt from permits may still require compliance with zoning setbacks, floodplain regulations, and other local ordinances.
