When a permit is required
Permit triggers and exempt work for Deer Lodge
Building permits are required for all new residential and commercial construction, additions, alterations, and repairs in the City of Deer Lodge.
- Exempt One-story detached accessory structures (e.g., tool sheds, playhouses) with floor area less than 200 square feet and height less than 12 feet
- Exempt Additions to existing residential buildings for non-habitable storage use (e.g., covered porch, deck, lean-to)
- Exempt Certain repairs and maintenance work may be exempt; verify with Building Inspector
Note: Even if work is exempt from a City building permit, compliance with zoning setbacks, lot coverage, floodplain regulations, and/or plumbing/electrical/mechanical code requirements may still be required.

- Full set of construction plans prepared by Registered Design Professional or Engineer (for work with valuation above threshold)
- Property deed or proof of authorization to build
- Site plan showing setbacks and zoning compliance
- Proof of property survey (if required by City)

- City of Deer Lodge adopted the Montana Building Code 2021 (based on International Building Code 2021 with Montana amendments). International Residential Code (IRC) 2021 for residential work. Electrical, plumbing, and mechanical work falls under Montana Department of Labor & Industry jurisdiction and requires separate state permits.

Application process
Typical processing: Minimum 2 weeks from date of receipt of completed application
- 01 Contact City of Deer Lodge Building Inspector at (406) 846-3925 to discuss project requirements
- 02 Obtain Building Permit application form from City Clerk's office (available at Forms & Applications page)
- 03 Prepare complete application and plans. Plans must be prepared by a Registered Design Professional or Engineer for substantial work
- 04 Submit application and plans to Building Inspector at City Hall
- 05 Building/Planning Department conducts minimum 2-week review period from date of receipt of completed application
- 06 Address any plan review comments from Building Inspector
- 07 Upon approval of plans and payment of permit fee, Building Permit is issued
- 08 Construction must begin within six months of permit issuance or permit expires
- 09 Schedule required inspections (foundation, framing, final, etc.) with Building Inspector as work progresses
