When a permit is required
Permit triggers and exempt work for Texas Charter Township
The township handles building, mechanical, electrical, and plumbing code compliance, plan review, permit issuance, inspections, and final certificates of occupancy.
- Exempt Detached accessory structures up to 120 square feet
- Exempt Fences up to 7 feet high
- Exempt Ordinary finish work such as painting and similar non-structural finishes
Note: Exempt from building permit does not mean exempt from zoning requirements. Even if a building permit is exempt, separate township or county approvals may still apply for zoning, soil erosion, septic, well, fire, or road access issues.

- Texas Township publishes current codes as 2015 Michigan Residential Code, 2021 Michigan Building and Rehab Codes, 2021 Michigan Mechanical Code, 2021 Michigan Plumbing Code, 2023 NEC, 2015 IPMC, 2015 IMPC, and 2015 Michigan Energy Code. The township notes the 2021 residential and energy code implementation was delayed by injunction as of July 7, 2025.
- Permit validity
- A permit becomes invalid if work is not commenced within 180 days after issuance or if work is suspended or abandoned for 180 days. Closed permits cannot be refunded.
- Owner-builder
- Public township pages do not publish a separate owner-builder summary. Confirm directly for owner-occupied work.
- Contractor requirements
- Township links applicants to the Michigan licensed contractor search and state LARA resources. Licensed trade contractors are required where state law applies.

- 01 Confirm whether the permit can be filed online; Texas Township states that several permits, including new construction permits, must be submitted by mail or in person.
- 02 Apply online through BS&A or download and complete the permit form.
- 03 Submit the application with plans and plan review deposit where required.
- 04 Township staff reviews the application and determines plan review needs.
- 05 Pay fees online through BS&A or through township payment instructions.
- 06 After issuance, request inspections through BS&A or by phone and obtain final approval and certificate of occupancy where required.

- Inspection hours
- Building inspections begin at 8 a.m. Monday through Friday; electrical begins at 9 a.m. Monday through Thursday; mechanical begins at 10 a.m. Monday and Wednesday and 9 a.m. Tuesday and Thursday; plumbing begins at 9 a.m. Tuesday and Thursday.
