When a permit is required
Permit triggers and exempt work for Southbridge
Permits required for all construction, renovation, and installation work regulated by 780 CMR. Inspection Services issues permits for construction, renovation, and electrical, plumbing, and gas installations.
- Exempt One-story detached accessory structures under 120 sq. ft. (commercial code) or 200 sq. ft. (residential code)
- Exempt Fences not over 7 feet high
- Exempt Retaining walls not over 4 feet in height
- Exempt Water tanks supported directly on grade, capacity not greater than 5,000 gallons
- Exempt Sidewalks and driveways not more than 30 inches above adjacent grade
- Exempt Ordinary repairs to structures
- Exempt Painting, papering, tiling, carpeting, cabinets, and similar finish work

- Licensed contractor required for regulated work. Workers' compensation documentation required.

- 01 Download application forms from ci.southbridge.ma.us or apply online via OpenGov portal.
- 02 Complete the application and attach required documentation.
- 03 Submit in person, by mail, or online.
- 04 Pay fees at time of submission or online.
- 05 Permit card must be picked up within 14 days of approval to avoid a $50 fine.
- 06 Work may not begin before permit issuance.
