When a permit is required
Permit triggers and exempt work for Mount Airy
County handles most building permits. Town still requires permits for signs, fences, driveways, banners, zoning certificates, and accessory structures under local rules. Fence permits are required for new fence construction and replacement. Accessory structures over 100 square feet require a permit, and over 150 square feet need county permitting.
Note: Mount Airy warns applicants to call the Permits and Planning Department before starting work they think may not require a permit. Signs, fences, driveways, banners, and zoning certificates are specifically excluded from the county transfer, meaning those local permits still remain local triggers rather than exempt work. No comprehensive town exempt-work list was published for all permit categories.
- County building permit materials
- Town fee worksheet and zoning review inputs where applicable
- For sign permits: requested sign details (may require Planning Commission review)
- For fence permits: town fence application and easement agreement documents
- Building code
- County-adopted construction codes apply to county-issued building permits. Town zoning code sections also regulate fences, signs, accessory structures, and local development review.
- Permit validity
- County-issued building permits follow county expiration rules. No separate general town expiration rule was clearly published for local permits.
- Owner-builder
- County owner-builder rules apply to county-issued building permits. Town pages did not publish a separate owner-builder policy.
- Contractor requirements
- County and Maryland contractor/trade licensing rules apply to county building and trade permits.
