Accessory structures: as of a new rule effective in 2025, property owners must file a notification form with the state for new outbuildings meeting certain standards.

- 01 Determine whether your property is within LUPC jurisdiction (unorganized territory, plantation, or deorganized area). Use LUPC maps or contact LUPC at (207) 287-2631.

- 03 Contact LUPC staff for a pre-application meeting or site visit to understand applicable zoning requirements (especially for shoreland or critical area work).
- 04 Download the current Building Permit Application.
- 05 Prepare required documents: completed application, site plan, description of proposed work, proof of lot size and setbacks compliance, contractor information.
- 06 Submit by email to ApplicationSubmissions.LUPC@maine.gov or by US mail to 22 State House Station, Augusta ME 04333.
- 07 LUPC staff will calculate the fee based on the proposal and provide an online payment option.
- 08 Await staff review. LUPC staff will contact applicant regarding completeness, comments, or requests for additional information.
- 09 Receive permit upon approval.
- 10 Post permit on job site and retain approved plans.
- 11 For residential uses: minimum lot size of 40,000 sq ft (0.92 acres), 200 feet of shore frontage if applicable, and 100 feet of road frontage are required.
- 12 Schedule required inspections; contact LUPC for inspection process applicable to your permit type.
- 13 Notify LUPC upon project completion.
