Permit triggers and exempt work for Sagadahoc County

- 01 Use the LUPC Zoning and Parcel Viewer (available on the LUPC website) to identify which LUPC zone the property is in.
- 02 Research last 20 years of deed history and obtain copies of deeds (available at Sagadahoc County Registry of Deeds, 752 High Street, Bath, ME 04530).
- 03 Download the LUPC Building Permit Application (2025 version) from the LUPC website.
- 04 Prepare application packet: application form, appropriate fee, lot coverage calculation, complete land division history, listing of all existing structures and uses (including driveways), year built for each existing structure, note on whether permanent foundation is involved, landowner written permission (if leasing), signed HHE-200 form (if new or expanded sewage system is needed).
- 05 Submit via email to ApplicationSubmissions.LUPC@maine.gov or by US mail to 22 State House Station, Augusta, ME 04333.
- 06 LUPC reviews and issues permit if compliant with applicable zoning rules.
