Permit triggers and exempt work for Zachary
Residential permits are required for fences, accessory buildings, swimming pools, generators, new roofs, roof replacement, and outdoor kitchens. Commercial projects follow the commercial plan review packet.

- Owner-builder
- Louisiana law allows homeowners to act as their own contractor under certain conditions. Homeowner must live in the home for at least 3 months and cannot build more than one home per calendar year.
- Contractor requirements
- Zachary advises residents to use licensed, insured, and bonded contractors and to call Inspections to verify the contractor is properly licensed and bonded to work in the city. Commercial packet requires state license and resident contractor status documents when the project is valued at $50,000 or more.

Application process
Typical processing: Same-day final home inspections are typically available if requested before 2:00 p.m.; requests after 2:00 p.m. are scheduled for the following day.
- 01 Identify whether the project is residential, commercial, or mobile home work and download the matching plan review packet from the Inspections page.
- 02 Assemble the required plot plan, plans, elevation certificates, energy code documents, utility information, and any outside approvals listed in the packet.
- 03 Deliver the full packet to the City of Zachary Inspections Department. The commercial packet states Zachary will not accept partial submittals.
- 04 Provide contractor licensing documents or owner-builder documents at permitting.
- 05 Pay plan review, permit, impact, utility, and related fees at permitting.
- 06 Post the address, lot number, and building card at the site and call in required inspections in the order listed by the packet.
- 07 Complete final inspection requirements, including final elevation documentation and outside agency approvals where applicable.
