When a permit is required
Permit triggers and exempt work for Cadiz
Any excavation, construction, moving, or alteration of buildings or accessory buildings inside city limits must wait for the Building Inspector to issue a permit before work starts.
Note: The code does not list exempt categories; Section 151.127 reiterates the general prohibition on starting excavation, construction, moving, or alteration before a permit is issued.
- Completed building permit application
- Dimensioned sketch or scale plan of the lot, buildings, and intended uses
- Any additional data the inspector needs to confirm compliance
- Building code
- Kentucky Building Code and Kentucky Residential Code; all inspections must be performed by certified inspectors appointed by the city.
- Permit validity
- Permits expire six months after issuance unless substantial progress occurs before the deadline.
- Owner-builder
- The ordinance contains no owner-builder carve-out, so owner-builders must follow the same submission process and discuss any tailored requirements with the Building Inspector.
- Contractor requirements
- Contractors must comply with Cadiz's occupational license ordinance (Ordinance 08-01); specialty permits (such as signage) also reference business licensing.
Application process
Typical processing: No fixed timeframe published; permit issuance determined at Building Inspector discretion within a reasonable time after submission.
- 01 Submit a building permit application with a dimensioned sketch or scale plan showing existing and proposed buildings, their location, footprint, height, and intended use to the Building Inspector/City Clerk.
- 02 Provide any additional information requested by the Building Inspector during review so the inspector can determine ordinance compliance.
- 03 Obtain a plumbing permit from the Trigg County Health Department (196 Main Street) during its Thursday 7:30-9:30 am window before starting plumbing or septic work.
- 04 Acquire electrical and tap permits through City Hall (or Pennyrile Rural Electric for utility work), and tie new construction into the sewer system as required.
- 05 The state-certified Building Inspector (Frank Wallace) reviews the plans, inspects construction progress, and issues a final certificate of occupancy after confirming code compliance and approved use.
Typical processing time: No fixed timeframe published; permit issuance determined at Building Inspector discretion within a reasonable time after submission.
