The planning page links to Georgia building code content on UpCodes and repeatedly references the town's building code. No separate local code-adoption resolution or amendment sheet was found, so the safest verified statement is that Talking Rock uses Georgia code-based building ordinances.

Building permits are valid for 1 year and are void if construction does not begin within the first 6 months

   Collect prerequisite approvals and documents: HOA approval if applicable, septic permit from Pickens County, full house plans, site plan with house placement/building lines/driveway, and electrical/plumbing/HVAC affidavits

   Submit all required plans and forms. All applications must include three sets of building plans, with footprint, septic location, driveway, and setbacks shown. A permit will not issue until plans are approved by the Fire Marshall/Inspector.

   Pay the applicable town fees before permit issuance

   After issuance, request inspections through Inspect Georgia and complete the required sequence through final for certificate of occupancy

Typical processing time: No permit review turnaround posted. Inspection requests made by 4:00 pm are scheduled for the following day.

Typical sequence: Foundation inspections including footing, masonry/poured wall, waterproofing/drainage, plumbing in-slab, and slab; rough inspection after roofing/framing/windows/doors and all trade rough-ins; insulation/energy code inspection; final inspection for certificate of occupancy
