When a permit is required
Permit triggers and exempt work for Talking Rock
The town planning page presents a general building permit program for new construction, additions, alterations, accessory structures, trade permits, demolition, grading, driveway permits on town-maintained streets, pools, fences, manufactured homes, repair permits, and signs.
Note: No public exempt-work list was found in the town's posted building permit materials.
- Three sets of building plans
- Approved plans
- Septic permit from Pickens County where applicable
- Site plan/plat
- Full house plans and elevations
- Electrical, plumbing, and HVAC affidavits
- HOA approval if applicable
- Fee payment
- Building code
- The planning page links to Georgia building code content on UpCodes and repeatedly references the town's building code. No separate local code-adoption resolution or amendment sheet was found, so the safest verified statement is that Talking Rock uses Georgia code-based building ordinances.
- Permit validity
- Building permits are valid for 1 year and are void if construction does not begin within the first 6 months
- Contractor requirements
- The planning page requires electrical, plumbing, and HVAC affidavits before rough inspection; Georgia contractor licensing requirements apply.
