Building code
Georgia mandatory state minimum codes apply. As of January 1, 2026, DCA lists the 2024 IBC, 2024 IRC, 2024 IFC, 2024 IPC, 2024 IMC, 2024 IFGC, 2024 ISPSC, 2023 NEC, and 2015 IECC with Georgia amendments or supplements.
Permit validity
Permits that have not been inspected within six months change from Issued to Void status. To reactivate, the applicant must pay the full permit fee again.
Owner-builder
Albany's Homeowner Permit Affidavit allows a property owner to personally construct, repair, alter, or install work on their own property or residence if the applicant has knowledge and experience related to the work, resides or intends to reside there as a primary residence, has not applied for a permit to construct a new home in the previous two years, and the property is not intended for sale or rent. The owner accepts contractor responsibility and must hire properly licensed contractors for subcontracted work.
Contractor requirements
Georgia state licensure applies. The Georgia Secretary of State requires a license to perform residential or commercial general contractor services for compensation in Georgia, subject to specialty-trade exemptions. Albany's homeowner affidavit requires owner-builders to hire properly licensed subcontractors for other work.
