When a permit is required
Permit triggers and exempt work for Venice
Venice states a permit is required any time an owner or authorized agent intends to construct, enlarge, alter, repair, move, demolish, change occupancy, or install, alter, or replace regulated electrical, gas, mechanical, or plumbing systems.
Note: Venice does not maintain a standalone public exemption handout listing all general exemptions. Instead, the city directs applicants to its building permit requirement guidelines and permitting staff. Because the city uses coastal, flood, and trade-specific review, applicants should confirm any claimed exemption directly with the Building Department.

- Venice enforces the mandatory statewide Florida Building Code, 8th Edition (2023).
- Permit validity
- Venice states every permit becomes invalid unless work is commenced within 6 months after issuance, or if work is suspended or abandoned for 6 months after commencement. Work is considered active when the permit receives an approved inspection within 180 days.
- Owner-builder
- Venice's 2026 owner-builder packet states the applicant must be the legal owner, owner-builder permits are typically limited to residential properties, the owner must personally appear and sign, and the owner generally cannot sell or rent the property within 1 year of project completion if using the exemption.
- Contractor requirements
- Venice states the owner's authorized agent must be a state registered, state certified, or specialty contractor registered with the city, and its contractor registration page states every contractor or specialty contractor desiring to work in the city must first obtain city contractor registration.

Fee schedule
Effective Effective April 1, 2025
Venice announced that effective April 1, 2025, it rescinded Resolution 2022-07, which had provided a temporary 30 percent reduction in valuation-based building permit fees, and that storm-damage permit fees would no longer be waived. Both Sarasota County mobility/impact fees and City of Venice impact fees may apply to qualifying development.
