When a permit is required
Permit triggers and exempt work for Erie (Weld County portion)
Erie issues building permits for homeowner projects, custom homes, production homes, decks, patios, pergolas, hot tubs, HVAC, pools and spas, radon mitigation, residential remodels, roof replacement, solar, floodplain permits, stormwater permits, and right-of-way permits, among others.

- Erie publishes the 2021 International Building, Residential, Energy, Mechanical, Plumbing, Swimming Pool and Spa, Fuel Gas, Existing Building, Fire, and Property Maintenance Codes, plus the 2023 NEC.
- Permit validity
- Erie states building permits expire if work does not begin within 180 days of issuance or if more than 180 days pass between inspections.
- Owner-builder
- A homeowner may obtain a permit to work on their own primary residence without a contractor license if they own and occupy the home. Non-primary residences do not qualify, and ADU new construction and ADU interior finish permits do not qualify for homeowner permits.
- Contractor requirements
- All contractors on the project must have a current Town of Erie license and current certificate of insurance on file for the permit to be issued. Effective January 1, 2025, Class A, B, and C contractor license applicants and renewals must provide proof of the appropriate ICC exam.

Application process
Typical processing: Erie publishes a 10 business day review estimate for right-of-way permits. The general building permit pages reviewed do not publish one universal turnaround for all building permit classes.
